DESCRIPTION:
Lovely Vacation Cottage nestled in the Valley of Punilla, Cordoba, between the towns of
"La Falda" and "La Cumbre", ten mins. from either by car.

Four-thousand feet altitude affords a drier, more enjoyable micro-climate, unique to the

World-famous golfing and para-sailing competitions are held there regularly, "mar y
sierras" car-race goes through the region around May. Countless cultural events, the yearly tango
competition, Halloween car-rallies, etc., take place through-out the year.

Well-known for its affable population, the area affords world-class dining at bargain-basement
prices.

Located on the "Missionary Trail", it has three Jesuit Missions within easy reach, that date
back to XVI Century! Various roads lead to breath-taking sights such as the Water-Falls, the Hot-Springs, the tree-lined streets of "Colonia Caroya", founded by Italian Immigrants, famous for its home-made
Salami and Cheese.

There are countless things to see and enjoy, and Argentines are well-aware of the beauty of
the place and amiability of its people. Giardino's also famous for the "Camino de los Artesanos", where beautiful weaves, jewelry and exotic designs are sold in a gorgeous rural setting by the Artists that make them. Real-Estate has doubled in the last two years, (yes, doubled), and, as the economy is
growing annually at aprox. 7-9% they may double-again soon!

The Chalet is a two-bedroom house, sitting on about a 1/3 acre, in a tranquil, yet
convenient location, a short-walk from the lake and tea-house. Near the fanciest Hotel in-town,
where a full-spa treatment can run you a fraction of what you'd pay in the states, and 9 mins.

From a town where the right medical plan ($10 per mo.) will get you meds. cheaper than Canada,
or Mexico, but legally, not to mention better health-care than I've received in San Diego, and no-wait E.R. attention sporting the latest technology!

The structure is solid, there's a franklin-stove for the winter (an antique English green-
ceramic beauty), furniture is solid-wood antique, a state-of-the-art TV, cable, telephone and Internet + DVD reader set-up. Two blocks away is the property manager, ready to assist with any need or eventuality, there's a high-tech alarm-system, a car-port, etc. photos included. As a child, my grand-father used to bring me to this area, we would stay in "La Cumbre", at the
Palace Hotel, built around the beginning of the Xxth Century, sporting period furniture, tall
ceilings and doors, a tree-lined long driveway. I re-discovered the area in 2001, and spent the
next four years looking for a property to purchase...I was determined to retire there.

When I sold my home in the states, the winnings allowed me to do what had hither-to
been impossible. By purchasing between La Cumbre and La Falda, I was able to avail myself of two worlds, the tourist Mecca of, and the shopping-services practicality. The area itself is absolutely divine. The name "Giardino" means garden in Italian, and it is the garden of the
Valley, unpolluted by Industry, both in its environment, and in the minds of its locals, who are all-too happy to greet you and pander to you in any form they can with their generous attitude and time. Afternoons are religiously spent sleeping the siesta, and everything is closed 'till 5pm, tea-time, in the British tradition, with pastry! I cannot describe how restorative it is to spend time at "Mon-Amour" as the cottage was named when I bought it! I have a local Realtor that I interface with for total support on property matters, and I'm able to arrange airport transportation, travel
arrangements, even ground transportation if needed maybe arranged. It is a Paradise, wher your dollar$ are worth thrice their value at home! I love it, and so will you...there are countless activities available in the area, but by far, my favorite is doing nothing!

I am an Argentine-born US citizen, who is planning to retire in the area. I traded my US house for an Argentine home, seeing the writing on the wall about the cost of retirement in the states, both housing-wise, as well as medical attention. Personal relations also were part of the criteria, finding the locals to be very friendly, warm people!

Presently I am living in Cardiff, Encinitas, in the San Diego California region, in a three-
month exchange with someone who's staying at my home, and it's inspired me to leverage my
home in Argentina when I'm working in America to lower expenses!

Because of my local connections, I was able to totally hook-up the exchanger with airport pick-
up, use of my car and house, Spanish and music teachers for his daughter, and friends to hang-out for him! Due to the Internet connection, he was able to remain totally hooked-up to his own
world as well! It has inspired me to share the joy of vacationing in my home with others,
previously I just went there myself for R .+ R., and rented it to the locals during their tourist
season!

METROPOLITAN AREA: Cordoba.

Punilla is the valley that local Argentines like to get-away to. (Those that can) when Buenos
Aires, or Cordoba city heat-up, the four-thousand-foot altitude of the area keeps it cool, the
various rivers, creeks, ponds and hot-springs, make it a desired destination. The mountainous
topography add special beauty, not forgetting the "Cerro Uritorco", considered an energy-vortex
in the new-age community. La Falda sports myriad shops and events, Restaurants and the
Historic Hotel Eden, built by a German at the beginning of the XX Century. It is host to the
International Tango Fair in July, in nearby town the week-long Folk-fare takes place in the
summer. Cultural events are performed on a stage in the street, free. Nearby La Cumbre has a
natural-handicap World-tournament Golf-Course, and you can (for a fee) swim and play tennis
there.
There are various antique stores, some owned by English-speaking Britons that
populated the town along with the Germans. Tourists come from all-over Europe, and America
to stay at the fine Hostelries there! You can rent bikes, go parasailing (There is a once a year
competition in the area due to its extraordinary topography), also there is an yearly international
Rallye that goes right through the area (in May), the Estates near the Golf-Course are virtual
Palaces with enormous and beautiful Parks! There are many tourist attractions nearby, horse-
back riding, hikes, and a marvelous micro-climate, museums, and so forth. Excellent cuisine in the area Restaurants as well!

PREFERRED DESTINATIONS: San Diego, where I have my business, possibly San Francisco, where my daughter lives, or Malibu, wher my business still has a presence from having started there, or France, where my son lives!
